How can I rent accommodation at One Trinity Green?

Anyone interested in taking space at One Trinity Green is invited to take a tour of the facility and see the range of services on offer. Your business will have to meet certain criteria and demonstrate your aspirations for growth which will be assessed through a simple application form and a discussion with the centre management.

If One Trinity Green is the right location for you, then you will sign a Licence Agreement and pay the deposit (equivalent of one month's licence fee).

How quickly can I move in?

After the initial agreement has been made with the centre management, we will ask you to provide us with some essential personal details and business information. Once this has been done and it has been verified that the deposit has been paid you can start to move in immediately. We will need a few days to set up your telephone lines and broadband connection.

What duration of licence agreement will I need to sign?

One Trinity Green operates very flexible, easy-in easy-out terms. Only one full month's written notice is required to cancel the Licence Agreement.

Will I need to pay a deposit?

Yes, a deposit equivalent of one month's licence fee will be required. This is payable prior to moving in and will be refundable at the end of your licence period as long as there are no outstanding payments at the end of your licence period or damage to the office/unit.

Are there any discounts?

There are no rent free periods. However, if you pay 12 months' licence fees upfront we are able to offer a 5% discount.

What does the licence fee include?

  • The rental of your allocated office/ unit
  • 24/7 access
  • Reception/switchboard services
  • Utility costs in office units. (workshops/ hybrid units metered separately)
  • Local Authority business rates
  • Cleaning, heating and lighting of common areas
  • Waste management including recycling
  • Car parking
  • Security services
  • Telephone line and two handsets
  • Broadband Connection

Can I use the conference and meeting rooms?

The conference room and all meeting rooms are available to use, subject to availability, at a discounted rate to service users. Simply contact reception and book the facility you require.

A schedule of meeting room/conference room charges is available separately.

Are telephone lines and broadband included?

Yes, the rental fee includes a telephone line and broadband. Two telephone handsets are also included for each unit.

What is the connectivity like at One Trinity Green?

One Trinity Green has been equipped with a range of enterprise-enhancing services. These include high speed internet access and wireless connectivity in all public areas.

Service users can take advantage of a 100Mb internet connection, the installation of which has helped to ensure that South Tyneside is one of the best connected locations in the UK for start-up and growing businesses. This is backed up by a resilient Ethernet First Mile (EFM) service running over an alternative network, thereby ensuring continuity for tenants in the event of an internet connection failure.

One Trinity Green also benefits from a state-of-the-art MitelĀ® IP telephony platform, providing tenants with cutting-edge communications and the greatest functionality available in the market. Moreover, all office units within the centre are equipped with a range of desktop devices that are among the lowest consumers of power in the industry, further adding to the green credentials of the flagship project.

We often have to work outside normal hours. When will we be able to access the centre?

Access to One Trinity Green is available 24 hours a day, 7 days a week via your own door entry system. Reception and the switchboard are staffed normal office working hours Monday to Friday. Security will be on-site at all other times.

What insurance cover do we need?

Before you can occupy you will need to have Public Liability Insurance. Contents insurance is at your discretion.

Who pays the electricity and heating bills?

Utility costs for the office accommodation is covered in the licence fee. Electricity in individual workshop/ hybrid units is metered and charged separately.

Is parking provided?

One Trinity Green has free parking with dedicated disabled bays. Parking is not allocated and is on a first come first served basis.
