How can I rent office space at The Quadrus Centre?

First of all, please come along to The Quadrus Centre for a tour of the building and to see the range of offices and services available.

Alternatively, give us a call to discuss your requirements and we will be happy to provide details of workspace which meets your needs - 0191 519 7202.

If The Quadrus Centre is right for your business, we will organise a rental agreement for you to sign, and request a deposit payment - equivalent to one month's rent.

How do I pay my rent?

Rent is payable to South Tyneside Council on a monthly basis by standing order.

What does my monthly rent include?

Included in your agreement at The Quadrus Centre is:

  • Office space rental
  • Professional, friendly reception services
  • 24/7 access
  • Utility costs in all offices
  • Local Authority business rates
  • Cleaning, heating and lighting of public areas
  • On-site car parking
  • Security 24/7 including CCTV and security personnel
  • Telephone line and one handset
  • Internet connection
  • Full waste management service, including recycling

Are there any additional costs?

Services at The Quadrus Centre are available at an additional cost including: photocopying, faxing and postage.

What duration of rental agreement will I need to sign?

The Quadrus Centre operates very easy-in, easy-out terms. You will sign a three year rental agreement, however only one month's full written notice is required if you wish to move out.

Can I use the meeting rooms?

All meeting rooms are available to hire, subject to availability, at a discounted rate to tenants. Simply contact Reception to book the facility you require.

Are telephone lines and internet connection included?

Yes, the monthly rental fee includes a telephone line and dedicated high speed internet connection. A digital telephone handset is also included in each office.

We often have to work outside normal hours. When will we be able to access the centre?

Access to The Quadrus Centre is available 24 hours a day, 7 days a week via your own security fob which gives entry to the car park and building. Reception and the switchboard are staffed normal office working hours Monday - Friday. Security will be on-site at all other times.

What insurance cover do we need?

Before you can occupy you will need to have Public Liability Insurance. Contents insurance is at your discretion.

Who pays the electricity and heating bills?

Utility costs are covered in the monthly rental fee.

Is parking provided?

The Quadrus Centre has free parking with dedicated disabled bays.
